At the age of 14, Yancey made his first real estate contract after he got a $30,000 insurance pay-out, which he used to buy a second deed of trust on a home mortgage as an investment with a 14% interest rate.

Walter J. Plumb III, a real estate attorney and businessman, recruited Yancey as a runner when he was still in college. Yancey continued to partner with Plumb on a number of real estate projects, including the purchase of a 40-unit apartment building and its conversion to condos, as well as putting together hundreds of property sales and subdividing the land into over 3000 lots. Yancey continued building department stores in Las Vegas, Provo, Utah, and Tempe, Arizona, so that he was no longer employed by Plumb.
